How do we select our investment opportunities?

The opportunities we publish on our page are carefully selected. For this, we made a scrupulous analysis of Big Data considering more than 50 variables (with their respective historical data) from different databases of companies such as AirBnb, the main real estate portals of our country, and the Mercantile Registry. </ P> <p> All this helps us determine which is the best property to maximize Return and minimize risk.

What happens if there is a payment default?

All our properties have a payment default insurance. However, defaults are rare, since vacation rental stays are usually charged in advance.

When can I recover my investment?

Brickstarter is working in a Marketplace where you will cash your investment and recover your money. However, we must bear in mind that it will depend on the liquidity of the market at that time, since we cannot assure you a buyer for your investment. In case of selling your participation, you will keep all the profits paid so far. Brickstarter will establish a minimum fund to provide liquidity to the Marketplace.

Who manages the properties?

Brickstarter analyzes the results and data from all the properties in order to check who is the best manager for every single one. Brickstarter will always supervise the management and the property results to make sure we get the best of it.

How can I track the evolution of my investments?

You can always check your investment evolution in your dashboard. All your investment information will be updated on a monthly basis so you are always informed.

How do I receive my benefits?

You will receive the benefits automatically in your Brickstarter account on the 10th day of each month. If the 10th day falls on a holiday or weekend, you will receive the benefits on the next business day. It's important to note that the benefits will be distributed to the shareholder at the time of payment.

How do I get the benefits I receive if I am a natural person?

The taxation of the interest generated, and paid by Brickstarter, is identical to that of any bank deposit. As a result, they will be subject to Personal Income Tax (IRPF) as income from movable capital.

The first 6,000 euros are taxed at 19%.

From 6,000 to 50,000 to 21%.

From there to 23%.

Please keep in mind that we will be obliged to withhold 19% as payment on account of your IRPF.

ITP-AJD

The sale or assignment of a loan is a property transfer subject but exempt from the Transfer Tax (ITP) and Documented Legal Acts (AND), regardless of the way in which it is implemented, pursuant to article 45.1.b 15 of the Revised Text of the ITP.

However, regardless of whether both concepts are exempt from the Tax and because it is a transfer of property, there is a formal duty to present the tax declaration, although there is no fee to be paid, which expressly reflects said exemption. Consequently, the exemption does not exempt the presentation of the tax declaration. However, Brickstarter will make these statements on behalf of investors.

How do I pay taxes if I am a non resident natural person?

It will depend on your home country. We recommend you ask your tax advisor.

How do I pay taxes if I am a legal entity (company)?

Taxation on interests

Interest earned on loans and / or promissory notes for investors who are subject to Corporate Tax in Spain will be subject to withholding tax by the Borrowers at the applicable rate.

These investors will be entitled to apply Corporate Income Tax withholdings as a compensable credit with their tax obligations in Spain. The final result for Company Tax of the investor will depend on its specific circumstances.

Taxation and other taxes on the assignment of a loan

A juridical person that buys a share of another investor is required to practice withholdings and income on account with respect to the capital gains obtained by the seller of the loan. So that:

A natural person who buys a share of another investor is not required to practice withholdings and income on account with respect to the capital gains obtained by the seller of the loan. So, if you as a legal entity sell a share in an existing loan to a natural person, it will not have to apply any withholding with respect to the surplus value generated by the seller (if any).

In any case, Brickstarter will be responsible for calculating the retention to be practiced for any purchase and sale transaction and will notify both parties at the time of liquidating the purchase-sale.

The assignment of a loan by a legal entity is subject to VAT but exempt, in accordance with the provisions of Article 20, One, 18º of Law 37/1992, of 28 December, on Value Added Tax, the which establishes the exemption from the tax in relation to a series of financial operations.

What happens if I die?

In the case of transmission mortis causa of a credit, the credit right will be part of the hereditary estate of the deceased and, consequently, the beneficiaries will have to integrate it into the tax base of the Inheritance Tax. Effective taxation will depend on several circumstances such as your country of residence or local area of the beneficiary. We suggest you contact your tax advisor.
