  • Once your account is validated (you will have to wait a few hours for us to check the information and ID) you can transfer funds to your account and start investing.

What minimum amount can I invest?

The minimum amount to invest is 50 euros per project.

How much does my Brickstarter account cost?

Your Brickstarter account has no maintenance and it's completely cost free. Transactions in your wallet are also free including received and issued transfers (money in and money out).

Why do I need an account in Lemonway?

When you sign up for Brickstarter you automatically open an account with our associated payment entity (Lemonway), this account does not have any opening or maintenance costs whatsoever and does not require any minimum balance.

It works as any other personal bank account. With your Lemonway account you can operate and receive the profits from your investment. No cost whatsoever.

Lemonway is a payment entity authorized by the Bank of Spain, and works as a financial intermediary, for your safety.

How can I add funds to my Brickstarter account?

You can add funds using your credit/debit card, or by wire transfer. In case of wire transfer, your balance will take up to 2 days to be updated in our platform 

How so we find the best opportunities in Brickstarter?

In general, there will be projects regarding the acquisition, renovation, management and sale of a vacation rental property. Each property will be carefully chosen taking into account its acquisition value, its capacity to generate income, and the projection of its future valuation. This way, we forecast the revenues and profit and also estimate the selling price in a time horizon.

In order to look for the best oportunity we will analyze the whole real estate market using Big Data and machine learning analysis:

  1. First, we analyze the database of vacation rental websites, like Airbnb or Booking.com, in order to weight the impact of all the variables that affect the Return of the property (location, seasonality, occupancy rate, daily rate, evolution of the offer of similar properties, etc.),.
  2. After that, we analyze other real estate databases, from other web portals in order to find which are the best properties on sale following our previous income study. We also take into account the historical prices of the properties in each area to forecast the future price evolution of the area.

The objective of this study is to determine:

  1. What type of property to choose (the characteristics of it).
  2. How to manage it.
  3. The forecast evolution of it.
  4. Set up the optimal selling price and time horizon.

Our optimal goal is to maximize our return on investment minimizing risks.

How can I withdraw funds from my Brickstarter account?

To withdraw money from your Brickstater account and transfer it to your bank account is very easy and cost free. You only have to access your Private Area", "Banking Data", "Withdraw Funds", select the bank account where you want to receive the transfer, enter the amount to withdraw , and click on "Request Transfer".

Who decides in which projects to invest?

You are the only one who decides on what projects to invest and what amount.

What Return do I get?

The Return will depend on the project. Investing on the Brickstarter projects, you will get a double Return: on the one hand, you will receive monthly interest from renting the property to turist and short term rentals. On the other hand, you will obtain a capital gain from the sale of the property once your target sale price has been reached.

Is the Return guarantee?

No. Although you are investing in a real estate property, and therefore there will always be a under estimated value, and besides our vast experience buying and managing vacation rental properties, as in any other investment, there´s risk of not getting the expected Return or even losing all the investment.

What benefits does it have to diversify?

In Brickstarter we believe in the theory of portfolio diversification as the best method to maximize returns and minimize risks. Diversify will allow you to know different opportunities, reduce risks, and increase the frequency with which the assets in which you have invested are sold.

What guarantees do I have?

Through investment you will become a Lender of a company that has acquired the property through a Participative Loan with a purchase option on the building. This type of loan will allow you to obtain a variable interest in function of the evolution of the result of the company. You will also participate in the capital gains when the property is sold.

All the contracts include an option to purchase the property by amount equivalent to the debt not covered by the Promoter, so, in case of non-payment, the ownership of the property would be acquired.

No. However, it is important to keep in mind that, there is no safe investment, and as in any investment, there is always the risk, not only of not getting the expected returns, but to lose the totality of the investment.

What guarantees do I have?

As a lender of a loan, you will have the right to obtain a remuneration depending on the benefits obtained by the project, both for management of the property and for the surplus when the property is sold.

The loans have a purchase option in case of default, the amount will correspond to the remaining balance of the loan. In case of default, you would become the owner of the property.

Are there special investors?

No. All the investors have the same rights.
