Tourist rentals earn income per night rather than per month, which in high-demand areas can translate into higher income per square meter than traditional renting, although with higher management costs. In exchange, they require daily management, license compliance and sustained occupancy, which is not guaranteed. We manage directly or through a management company.

Room-by-room rentals (coliving) may, depending on the property, differ from traditional renting and from tourist apartments:

A) Income that in some cases may be higher than with traditional renting.

B) An acquisition cost that may be lower than for a tourist apartment, as these properties do not need to be in such premium locations.

C) Management costs that may be lower than those of a tourist apartment, and less seasonality.

D) Temporary rentals that can make it easier to manage non-payment, although they do not remove the risk of non-payment.

Three things that are expensive and slow when done separately: the prior analysis that rules out most of the properties we look at, the renovation and start-up of operations, and the day-to-day management of the rental — licenses, channels, cleaning, incidents and accounting. In addition, the minimum investment amount lets you spread your investment across several properties instead of concentrating it in one.
